Let’s start with the most obvious downside: the cost. The Land Geek’s Flight School program is not cheap, with prices ranging from $8900 to $11900. While this may be a reasonable investment for some, it’s definitely not pocket change. And unfortunately, there’s no guarantee that you’ll be able to recoup your investment. While the housing and rental property markets may be favorable, buying and selling land is a different ballgame altogether.

2. Not a good business model

Another major concern with The Land Geek’s program is the business model itself. Investing in land can be a tricky and expensive proposition, and even seasoned real estate investors will tell you that it’s not a good idea. Whether you’re dealing with small plots of land or large parcels, there’s just too much risk involved. However, land investment can be a risky business. Land is 100% speculative. You’re hoping the value will increase to provide a reasonable rate of return. There’s always a chance that it won’t increase enough to make up for the extreme risk you’re taking holding that land.

Moreover, if you buy land for cash, you’ll still have to pay property taxes and insurance every month. You’re also losing out on the opportunity cost of capital, which means you’re losing the potential interest you could have earned if you invested that money elsewhere.

Additionally, there are other issues to consider, such as contaminated land, impracticality, or restrictions on development.

  2. Land won’t generate any cash flow. You can only hope for an increase in land value. It makes more sense to start an online business. The capital requirement is much lower.
