Who Is Mark Podolsky?

The Land Geek’s creator, Mark Podolsky, has had some success investing in land.

Over time, he acquired skills in selling the properties and began buying land full-time.

In addition to running The Land Geek training programs, he runs Frontier Properties USA. It is a company that helps you buy land and provides a variety of land for sale across the country.

When it comes to land investment, Mark clearly knows what he’s doing.

The Land Geek Price

The Land Geek courses are not cheap, with prices starting at $1697 and going over $10,000.

Courses like these are usually expensive, and I’ve reviewed programs that cost about the same.

However, there are plenty of other ways to earn money online and from home. 

If you want to generate passive income or make money, there are other alternatives that are much cheaper.

The Land Geek  Pros

1. Mark Podolsky is a legit coach

There are a lot of people who fake success online. But Mark Podolsky is a successful businessman. It seems that he knows what he is talking about.

1. The course is expensive

The price of the course is excessive to me. It costs between $8900 and $11900 to attend the Flight School. It’s a big investment.

There is no guarantee that you can get back what you have paid for. 

Though housing and rental property markets remain favorable, buying and selling land is not an easy task.

2. Not a good business model

Getting started in land investment is difficult and expensive.

Real estate investors who are knowledgeable will agree that buying land is not a good idea, whether you are buying small plots of land or potentially investing in large parcels. 

There’s just way too much risk involved.

3. Poor refund policy

A refund policy is in place but comes with lots of conditions.

You must attend all the calls and group coaching sessions to get your money back, and you must be able to show that you applied what you learned.

Is Mark Podolsky a scam?

Mark Podolsky is not a scam. You can learn a lot about land investment in The Land Geek course.

But here is the problem with land: It is 100% speculative. 

In 100% of cases, you hope that the value will increase to provide a reasonable rate of return. It might happen. But will it increase enough to make up for the extreme risk you are taking holding that land?

Suppose you buy $100,000 worth of land for cash. You’ll still have to pay property taxes and insurance every month. Here’s the kicker: you’re also losing out on the opportunity cost of capital.

Your land probably cost $100,000 in mutual funds or other assets. 

This money was probably earning interest when it was in the account – let’s say 5% – but it isn’t making any interest anymore since you removed it to buy dirt. 

Therefore, you are losing 5% of your wealth every year because you are not earning that return. Except, of course, when the land’s value increases that much minus other annual costs such as taxes and insurance.

In addition to the major financial concerns, land can be contaminated, impractical or restricted from development, among other problems.

If you don’t want to bear risk, there is a better alternative to make passive income. 

In recent years, the world has undergone a massive change due to the Internet which has created a lot of opportunities to make money online. In other words, it’s absolutely possible for you to generate passive income instead of betting on the land.

While the real estate market is volatile and might rise or fall in value, a digital asset can always give you stable cash flow and it only takes 1-2 years to build a sustainable online business.

And if you still decide to buy a piece of land, you can have a digital asset to pay for your mortgage loan. That way, your risk will be greatly reduced.

  2. Land won’t generate any cash flow. You can only hope for an increase in land value. It makes more sense to start an online business. The capital requirement is much lower.
