Kris Krohn: Strait Path To Real Estate Wealth Review (2023)

If you’re interested in real estate investing, you’ve probably heard of a book called The Strait Path To Real Estate Wealth by Kris Krohn. Kris Krohn is an author and mentor who has published several books about real estate. He seems to be a very credible person and according to him, he retired at the young age of 26 after making millions in this field.

Now, you might be wondering if he’s just another scam artist. As an internet entrepreneur, I’ve had the chance to review a lot of programs, software and even MLMs over the years. So, I’m in a good position to share my thoughts on Kris Krohn’s program with you.

Firstly, I want to be upfront and let you know that I’m NOT an affiliate of Kris Krohn. Therefore, my opinions are completely unbiased and honest. I won’t be trying to sell you any of Kris Krohn’s courses in this article.

In this review of Kris Krohn, I’ll cover everything you need to know to make a more informed decision about his program. At the end of this article, I’ll also share with another business opportunity that has enabled me to make a full-time passive income online.

Who is Kris Krohn?

Kris Krohn is a successful business coach, real estate investor, and speaker who teaches people how to invest in real estate even with limited capital. He shares his expertise through his YouTube channel, which currently has around 908K subscribers, and offers valuable advice for free.

Kris Krohn

Kris Krohn’s approach to real estate investment is through a method called Home Equity Loan. It involves getting a loan with minimal money down to buy the first home, using the home as proof of equity to obtain a bigger loan from the bank, and using that loan to buy another property and receive rent.

Kris Krohn’s journey to financial freedom began when he bought a house with an equity of at least $150,000 for $110,000. He rented out the basement of the house to cover the mortgage, and with some equity in the first house, he approached the bank for a $20,000 loan. He used the loan to buy another property and rented it out, earning him $600 per month.

Kris Krohn continued to repeat the process, taking out more loans from the increased equity and buying more houses. After four years, he had 25 properties that earned him a total of $12K per month, enough for him to retire at the age of 26.

Now, Kris isn’t just a savvy businessman. He’s also a motivational speaker and private mentor, with a YouTube channel that he started back in 2014. He shares not just real estate tips, but also content about self-improvement. Sure, he may not be as smooth a talker as Tony Robbins, but he’s still pretty darn good.

In 2017, Kris published “Limitless,” a book that serves as a guide for anyone looking to make it big in the real estate industry. It’s one of the five books he’s published so far, with the first one hitting shelves in 2010.

Of course, with all this success comes scrutiny. Some people have accused Kris of being a scam artist, but with 866K YouTube subscribers, he must be doing something right.

How Much is Kris Krohn Worth?

With an estimated net worth of $20 million, Kris claims to own a whopping 400 properties in the US – some of which he says he bought without any down payment. While there’s no way to verify if he’s telling the truth, 400 properties is no small feat!

Kris owes a large part of his wealth to his two companies – Real Estate Investors Club and Strongbrook Group – from which he earned around $1 million in 2010.

What is Strait Path Real Estate Wealth?

While some might dismiss Strait Path To Real Estate Wealth as just another boring how-to book, there’s actually some valuable information inside.

Strait Path Real Estate Wealth

Sure, some of the content may be a little repetitive, but it’s all you need to get started. And unlike those get-rich-quick schemes that promise overnight success, this book takes a more realistic approach. That being said, the principles outlined in this book have helped create millionaires, so you know there’s some real value here.

Author Kris Krohn has spent years working with people from all walks of life to help them develop personalized real estate game plans. He’s turned real estate into a science, and he shows you how you can start investing right now, no matter what your financial status is.

As an added bonus, if you order the book, you’ll receive a free Financial Game Plan Consultation with a member of Kris’s real estate team. This is a $17 value, and it’s a great way to get started on the path to your own personal financial freedom.

What Can You Learn From The Book?

In this book, Krohn shares his proven approach to real estate investing that integrates the virtues of other systems while eliminating their shortcomings.

Krohn’s approach requires the least amount of time, effort, and risk while yielding the most earnings. He explains in detail why other strategies and systems fail and how to avoid typical errors. Additionally, Krohn exposes the weaknesses in America’s traditional retirement plan and provides a new, practical, and safe alternative.

The book covers six elements of profitable investing and teaches readers how to apply the Strait Path system in flourishing and declining markets. Krohn discusses the five profit centers of real estate investing, including discount equity, cash flow, down payment, appreciation, and tax advantages.

Readers will learn how to create a game plan for their real estate investment portfolio and develop a 10-year financial freedom game plan. Krohn also teaches readers how to avoid common investing blunders and fortify their investments.

If you’re looking for investment properties, Krohn explains the three most important factors for locating the best homes and how to effectively use the MLS and realtors. Finally, he demonstrates the keys to compassionate financing, including his proven method with all the benefits of a lease option but no drawbacks.

My Own Thoughts On The Book

I decided to check out Kris Krohn’s book “Strait Path To Real Estate Wealth” after hearing some positive feedback about his teaching on the lease option real estate model. However, my experience with the book was quite disappointing.

The formatting of the ebook was so poor that I struggled to read it, and the charts and graphics were completely unreadable. Additionally, the book seemed to be holding back a significant amount of core content in order to direct readers to the author’s now-defunct website, which made me feel like I was being sold on more marketing copy than actual information.

Despite these frustrations, I did find some useful insights in the book about the rent-to-own model and appreciated the resources that were provided online. Unfortunately, when I tried to access these resources, I discovered that they had all been taken down by the author.

Overall, I found the book to be unprofessional and excessively focused on trying to sell additional paid content that was marketed separately. As someone with some real estate experience already, I was disappointed that the book didn’t provide enough practical guidance to help me get started with the lease option model.

Given my experience, I would not recommend this book to anyone looking to learn about real estate investing.

Kris Krohn’s Real Estate Course Reviews

Kris Krohn offers training programs on how to use home equity loans to buy houses, rent them out, and earn passive income. He also provides mentorship and the opportunity to work with his team to find the right homes to rent out.

I’ve reviewed two of his courses, and here’s what I think about them.

Mentorship Course

Kris Krohn’s mentorship course, available on his website, is an excellent option for anyone interested in real estate investment. It provides you with the necessary business training to get started, regardless of how much money you have. Kris’s success story is inspiring, and it could motivate you to follow in his footsteps.

The course costs between $99 and $499 per month, depending on the level of mentorship you need. However, Kris also holds free public forums and talks occasionally, which you can find on his website. His YouTube videos outside the course are also informative and inspiring, making them worth checking out.

Lease Option Pro

Kris’s Lease Option Pro course is ideal for those who want to start a real estate business without using any money or credit. The course teaches you how to use lease options to buy a home with $0 down, even with bad credit.

The training covers several legal documents and contracts necessary for the real estate business, along with two tickets to Kris’s live performances and a Facebook group for more information. The lease option is a contract between a landlord and a tenant that sets a future date for the purchase of the property by both parties.

Lease options offer several benefits to both tenants and landlords. Tenants get to set a purchase price, and they can test whether they would be comfortable living in the house before making a purchase. Landlords benefit by having a predetermined sum to take the property off the market, simplifying the vacancy filling process.

Can You Make Money With Kris Krohn’s Real Estate Courses?

Real estate investing can be a lucrative business, but there are some issues with Kris Krohn’s real estate course that may not be addressed. Kris Krohn claims that you can start with just $1,000, but the truth is that you need at least $100,000 to invest in rental properties.

Being a landlord is a common way to invest in real estate, but it’s also the most expensive and time-consuming. Essentially, an investor purchases a property to rent out to a tenant. The owner is responsible for the mortgage, taxes, and maintenance costs. Ideally, the rent covers the costs and provides income or capital appreciation, or both.

However, underestimating the cost of repairs and maintenance can lead to a significant loss of money. For instance, repairing the foundation of a single-family home can cost up to $12,000, while repairing the siding can cost up to $16,000. For commercial buildings, fixing structural issues or dealing with mold or asbestos can quickly add up to tens of thousands of dollars.

To succeed in this industry, you need to plan ahead. Tenant turnover is high, and there’s always the risk of running out of tenants entirely. If you can’t make the mortgage payment without the rental income, you may end up defaulting on the loan, which could result in losing everything instead of building wealth as promised by Kris Krohn.

Novel Coaching App

Kris is a coach who isn’t afraid to think outside the box, and that’s reflected in his innovative coaching app. This app is unlike anything else out there and is a testament to Kris’s creativity and problem-solving skills. If you’re looking for a coach who can help you come up with unique solutions to the challenges you face, Kris is your guy.

Criticism of Kris Krohn

1. Kris Downplays the Challenges of Real Estate Investing

One of the main issues with Kris’s coaching is that he tends to make real estate investing seem easy. He often boasts about how much money he’s made and claims that you can do the same in a short amount of time. However, in reality, the real estate business can be very challenging and requires a lot of hard work, dedication, and patience. So, if you’re looking for a quick and easy way to get rich, you might be disappointed with Kris’s coaching.

2. The Information is Essentially the Same

Another potential downside to Kris’s coaching is that if you’ve already read his books or watched his free videos, you probably don’t need to sign up for his courses. While he does offer more in-depth information and personalized coaching, the core principles he teaches are essentially the same. So, if you’re on a tight budget, you might want to consider skipping his courses and sticking to his free resources.

3. The Cost of Training Can Add Up

It’s worth mentioning that Kris’s coaching is not cheap. Depending on the package you choose, it can cost up to $499 per month, which can add up quickly. While the training might be worth it for some people, others might prefer to save that money for a down payment on a house or other investments. So, before signing up, make sure to consider whether the cost is worth it for you.

4. SEC Charges Against Strongbrook

Kris Krohn was previously the head of Strongbrook, a company that was charged by the SEC in 2012. Strongbrook’s multi-level marketing system involves recruiting family and friends to join the service, and earning money from their membership fees.

Although similar strategies have been used successfully by companies like Amway, the multi-level marketing component of Strongbrook is unusual. While being unusual does not necessarily mean it’s wrong, it’s essential to do your own research before investing in a company that operates under a multi-level marketing structure.

5. Unstoppable Real Estate Investing Book

Kris Krohn offers his book Unstoppable for free, claiming it usually sells for $19.95. However, it’s essential to be aware that the book is a lead magnet used to collect your contact information, so he can pitch his real estate courses via email marketing.

The book contains basic concepts on real estate, but very little solid content. While the book might be helpful for beginners, it’s not recommended for those who want to dive deep into real estate investing.

Is Kris Krohn a Scam or Legit?

With a large following on YouTube and positive testimonials online, it’s easy to believe that he’s the real deal. But is he really a scam?

The truth is, Kris Krohn is not a scam. However, the real question is whether his courses can really make you easy money. Real estate investing is not a walk in the park and can be very risky due to the high capital involved. Kris may ignore some of the challenges in real estate investment to make it look easy, but this is likely because he wants to sell his courses.

It’s important to note that real estate investing comes with a lot of uncertainties. For instance, what happens when the economy crashes, and the value of your property drops? What if you can’t find a tenant or your tenant moves out unexpectedly? These are issues that Kris Krohn doesn’t mention, but they’re important to consider.

Buying a house with credit is also very risky. You may put down a significant amount of money to buy a property, but if the monthly rental income is low, you may not make a profit, especially when you factor in maintenance and repair costs.

In conclusion, Kris Krohn is not a scam, but his courses may not be the magic solution to making easy money in real estate. Real estate investing is a complex and risky venture that requires a lot of research, knowledge, and patience. It’s important to consider all the factors before making any investment decisions.

Top 5 Challenges of Real Estate Investing

Real estate investing has become an increasingly popular way to build wealth and create passive income streams. However, it’s important to consider the potential downsides before jumping into this field. Here are some challenges to keep in mind:

1. Tying Up Large Amounts of Money

One of the biggest cons of real estate investing is that it requires tying up large amounts of money for an extended period of time. To get the best financing terms and keep debt service low, investors typically make down payments of 25% or more. This can be a significant financial commitment, especially for novice investors.

2. Managing Rental Property

Owning and managing rental property is not for the faint of heart. There are many things to know, including determining fair market rent, negotiating lease agreements, performing routine maintenance and repairs, conducting inspections, and following fair housing and landlord-tenant laws. To avoid the headache of managing property, investors can hire a professional property manager to help keep things running smoothly.

3. Real Estate is a Long-Term Investment

Real estate is not a get-rich-quick scheme. It’s a long-term investment that requires patience and planning. Even in a strong seller’s market, it can take over a month to list a home, negotiate a deal, and close escrow. This is why it’s important to pay off high-interest debt and set up an emergency fund for personal expenses before investing in real estate. This way, you won’t have to worry about unexpected financial burdens while waiting for a return on your investment.

4. Investing in Real Estate Requires Time and Effort

Investing in real estate requires a significant amount of time, effort, and knowledge. While many investors build a real estate team of trusted professionals, including property managers, real estate agents, contractors, and maintenance workers, the investor still carries the ultimate responsibility. You’ll need to research properties, negotiate deals, manage tenants, and make sure your investment is profitable.

5. Rental Property Investors Can be Sued

If you’re a rental property investor, you run the risk of being sued by a tenant, guest, or contractor who gets injured on the property. To mitigate potential liability, a real estate investor can purchase a landlord insurance policy and require tenants to buy a renters insurance policy, if allowed by local landlord-tenant laws. This can protect you from unforeseen lawsuits and keep your investment secure.

  1. I find this review very helpful. Real estate is not a good business to start because it involves a lot of capital risk. Affiliate marketing sounds like a practical and interesting recommendation.
